Fabric & leather age very differently. Which one fits your house comes down to how you use the piece.

Leather

Leather lasts twenty to thirty years if you take care of it. It does not absorb spills the way fabric does. Dust it, wipe it, condition it once a year. It develops a patina: the color deepens, the surface softens, and scratches & scuffs become character rather than damage. Leather is cold when you first sit on it & warm within seconds, and it is comfortable in summer & winter.

Leather costs more up front than fabric. A leather sofa runs two to three times the price of the same sofa in fabric. But leather lasts twice as long. If you plan to keep the piece for fifteen years or more, leather is the cheaper option per year. If you redecorate every five years, fabric makes more sense.

Fabric

Fabric gives you more choices. Thousands of colors, patterns, textures, & fiber blends. Performance fabric closes the durability gap with leather. Crypton & Sunbrella repel liquid & resist stains. High-quality cotton velvet wears well & feels soft. The tradeoff is maintenance. Fabric absorbs odors over time. It fades in sunlight. It needs professional cleaning every few years. A fabric sofa in a sunny room will look faded after five years. A leather sofa in the same room will look better.

The decision

The right fabric depends on the life it will live. A piece you want for twenty years wants leather. A house with kids or pets wants performance fabric that scrubs clean. A formal room that gets light use can handle cotton or linen, where looks matter more than survival.
